1. Introduction

P&T HOLIDAY HOMES AND SERVICE j.d.o.o. is not the owner of the vacation properties offered on our platform. We provide owners with an online platform where they can present their properties for rent and manage bookings.

Our services include promoting the accommodations and organizing the booking process based on contractual agreements with the respective owners.

P&T HOLIDAY HOMES AND SERVICE j.d.o.o. acts solely as an intermediary between guests and property owners. Should guests book additional services or products (e.g., excursions, car rentals, transfers, etc.), these are based on separate agreements between guests and the respective providers.

These additional services are not part of these Terms and Conditions. We recommend that all guests carefully review the details, location, and conditions of the desired accommodation before booking.

These terms apply to all bookings and all participants — including the person making the booking, fellow travelers, agencies, friends, and visitors.

 

2. Booking

A booking becomes binding once you receive a booking confirmation. The person making the booking must be at least 18 years old and pay a deposit of 20% of the rental price.

Booking on request:
After submitting your request, you will receive all payment information and accommodation details by email. The deposit must be paid within 48 hours after receiving the payment instructions. Once the payment has been received in the owner’s account, the booking is confirmed. If no payment is made within the deadline, the reservation is automatically canceled. In this case, no claims for damages or compensation will be accepted.

Instant booking:
For instant bookings, the booking is confirmed immediately upon receipt of the booking confirmation.

 

3. Prices and Payments

Unless otherwise stated, all prices are in euros (€) and apply per selected booking period. Prices include all taxes, the local tourist tax, and all utilities (e.g., water, electricity, internet, waste collection, final cleaning, bed linen, towels, pool and garden maintenance, and guest registration).

Payment is made in two installments:

- 20% deposit upon booking
- 80% balance no later than 30 days before arrival

For bookings made within 30 days before arrival, the full amount (100%) is due immediately.

If payment is not made on time, P&T HOLIDAY HOMES AND SERVICE j.d.o.o. reserves the right to cancel the contract and booking without refund of any payments already made.

 

4. Cancellations and Changes

Up to 30 days before arrival: free of charge
29 to 15 days before arrival: 50% of the total price
14 days to 1 day before arrival: 100% of the total price
No-show: 100% of the total price

Requests for changes after booking confirmation may be submitted but are not guaranteed. P&T HOLIDAY HOMES AND SERVICE j.d.o.o. will check whether changes are possible. If not, the above cancellation conditions remain in effect.

 

5. Check-in and Check-out

Check-in: from 3:00 p.m.
Check-out: until 10:00 a.m.

Early arrivals or late departures are possible only upon prior agreement and confirmation by P&T HOLIDAY HOMES AND SERVICE j.d.o.o.

In case of late check-out, an additional night may be charged, or the deposit may be withheld.

If the guest does not show up, the booking remains valid for 24 hours. If no contact is made within this time, the accommodation will be released, and no refund will be issued.

 

6. Accommodation

P&T HOLIDAY HOMES AND SERVICE j.d.o.o. strives to present descriptions, photos, and details of accommodations as accurately as possible. Minor deviations may occur.

The accommodation may only be occupied by the maximum number of persons stated in the offer — including children. If this limit is exceeded, the owner or P&T HOLIDAY HOMES AND SERVICE j.d.o.o. may ask the additional persons to leave the property.

Youth groups (up to 25 years) must be declared at the time of booking. Special conditions may apply.

Setting up tents, caravans, or similar structures on the property is not permitted.

Pets:
In some accommodations, pets are allowed. The corresponding fees can be found in the property description. Pets are strictly prohibited in swimming pools. In case of violation, a fee of €400 will be charged. Unless otherwise stated, pets are not allowed.

In accommodations where pets are not allowed, it cannot be guaranteed that animals have never been present. P&T HOLIDAY HOMES AND SERVICE j.d.o.o. assumes no liability for allergic reactions.

Swimming pool:
The pool may only be used in accordance with the house rules and at the guest’s own risk. Children must always be supervised. During off-season bookings, pool use may be limited or unavailable.

Smoking is strictly prohibited in all accommodations. In case of violation, the deposit will be retained.

Neither the owner nor P&T HOLIDAY HOMES AND SERVICE j.d.o.o. is responsible for noise, internet quality, or weather-related disruptions.

Playgrounds may only be used under adult supervision and at the guest’s own risk.

Since many properties are located in natural surroundings, insects or animals may appear nearby. P&T HOLIDAY HOMES AND SERVICE j.d.o.o. and the owners assume no liability for insect bites or animal-related incidents.

7. Deposit and Damage Compensation

A security deposit is required upon arrival, the amount of which is specified at the time of booking.

The deposit serves as security for possible damages. If no damage occurs, it will be refunded in full. If damages exceed the deposit, the guest is obliged to compensate the full amount. All damages must be reported immediately.

 

8. House Rules and Conduct

Guests must comply with the house rules during their stay. In case of violations, endangerment, or gross misconduct, the owner or P&T HOLIDAY HOMES AND SERVICE j.d.o.o. may terminate the contract immediately. In this case, all guests must vacate the property within two hours, and no refund will be granted.

 

9. Complaints and Deficiencies

If the guest notices any deficiencies (e.g., cleaning, equipment), they must immediately inform the owner or P&T HOLIDAY HOMES AND SERVICE j.d.o.o. and allow time for rectification. The owner is responsible for the property’s condition.

 

10. Role of P&T HOLIDAY HOMES AND SERVICE j.d.o.o.

P&T HOLIDAY HOMES AND SERVICE j.d.o.o. acts as an intermediary in the conclusion of rental agreements. Full responsibility toward the guest lies with the property owner.

If a booking must be canceled due to reasons beyond the control of P&T HOLIDAY HOMES AND SERVICE j.d.o.o. (e.g., by the owner), any amounts already paid will be refunded immediately.

 

11. Data Protection

P&T HOLIDAY HOMES AND SERVICE j.d.o.o. handles all data and documents strictly confidentially in accordance with Croatian data protection laws. However, we assume no liability for the property owner’s data protection measures.

 

12. Force Majeure and Extraordinary Circumstances

If the accommodation cannot be used due to force majeure (e.g., fire, flood, earthquake, war, pandemic) or extraordinary circumstances (e.g., power outage, government closure), P&T HOLIDAY HOMES AND SERVICE j.d.o.o. and the property owner are entitled to terminate the contract.

 

Any payments already made will be refunded proportionally — minus the nights already used. P&T HOLIDAY HOMES AND SERVICE j.d.o.o. accepts no liability for further consequences or damages.
